Precast elements in larger-scale construction projects: reliable planning with time savings

Precast elements manufactured in precast plants show their strengths particularly in larger-scale construction projects – for foundations, basement walls, underground parking garages, utility rooms, stairwell towers and elevator shafts.

The housing market is tight, especially in large cities. New construction of major units should therefore progress quickly – which means that serial construction and industrial prefabrication of building elements can provide an efficient and sustainable remedy for such projects. Precast construction has proven effective for decades in the area of detached and semi-detached houses – and is also the key to success for larger-scale projects such as apartment buildings. With its tried-and-tested solutions, the company Glatthaar Keller is a pioneer in off-site manufactured precast elements, particularly for basements, underground garages, elevator shafts, stairwell towers and sound- and fire-protection walls.

Reliability in planning and tested quality

“With our expertise gained in more than 40 years in the development and production of precast elements, we are the ideal partner for larger-scale construction projects. We offer individual customer solutions, especially in this segment,” says Michael Gruben, Managing Director at Glatthaar Keller.

Significantly less disruption

New construction projects in inner-city areas particularly represent major challenges for all parties involved. Limited space, traffic issues and restrictions required for all traffic participants require projects to be completed efficiently and on time. This is where the advantages of precast construction are clearly evident, thanks to good planning and short erection times. Door and window openings, cable ducts and wall ducts are already integrated at the precast plant. Michael Gruben: „Thanks to the many years of collaboration between Glatthaar Keller and the residential construction industry, solutions are already available for the many interfaces that occur in the course of construction. Furthermore, property developers enjoy maximum planning security, particularly due to the short construction times that are possible, as well as significant cost savings thanks to our extensive expertise in structural and implementation planning.“

Cellars as shelters

Precast cellars turn out to be multi-talents, especially in larger-scale projects. They offer additional storage space for the residents and room for modern, comprehensive heating and climate-control facilities in newbuilds. In addition, cellars made of precast elements are ideally suited as underground garages. In view of the changed geopolitical situation, they can be further developed to serve as shelters – with all required technical features such as safety doors, air exchange systems, electrical equipment and water supply facilities.

Always one contact partner

In addition to time savings at the construction site, developers and investors profit from efficient work processes during the entire planning and implementation phases. “From structural design to planning in the plant, to coordination of earthworks, to erection of the unfinished building – Glatthaar customers always enjoy one permanent contact partner,” emphasizes Michael Gruben. Numerous completed projects confirm the benefits of a prefabricated cellar for underground garages as well as useable space and utility rooms in multi-family dwellings.
