Fitness room, home office, or guest room – a basement increases a home’s usable space by up to 40%. Yet many homeowners are currently reluctantly foregoing this extra space, mostly out of fear of spiraling construction costs and delays. A decision that many regret in hindsight. Because foregoing a basement is final and cannot be undone. Yet modern complete basement systems demonstrate that gaining space and financial security go hand in hand.
Extra space thanks to thinner walls
The heavy-duty (C 25/30) concrete walls of Base prefabricated basements offer enormous structural load-bearing capacity. As a result, at 17.5 to 21,0 cm, they are significantly thinner than brick-built alternatives and, according to manufacturer Dennert, provide up to 8 m² of additional space. The interior walls are available in thicknesses of 13.2 cm, 17.5 cm, or 21.0 cm with a standard room height of 2.20 m to 2.875 m; a height of up to 3.40 m is available as an option.
All-inclusive ex-factory and lightning-fast installation
The solid concrete walls already include all necessary openings, utility shafts, sloped walls, or polygonal bay windows. The installation of basement windows, fire-rated doors, and an electrical conduit system also takes place at the factory. On the construction site, the wall elements are bolted together with a force-fit connection. This connection technique allows for lightning-fast and secure installation without a cumbersome and disruptive “forest of supports.” The DX precast ceiling is used as the basement ceiling. The modular staircase completes the basement system.
Minimal joints, maximum watertightness
Moisture in the basement is one of the biggest concerns for many builders. The Base System solves this problem by minimizing risk factors: While a brick basement consists of thousands of mortar joints, here the number of these potential weak points is reduced to a minimum.
The foundation consists of large-format wall elements cast from waterproof concrete. One hundred percent protection is ensured by an external waterproofing of the remaining butt and bearing joints – that is, the vertical and horizontal transitions between the components. This forms a homogeneous bond with the concrete and creates an impenetrable barrier that meets all requirements of the “WU Directive” and keeps the basement permanently dry. Depending on the soil survey, additional measures may be necessary.
Cost certainty through industrial prefabrication
While the construction of a conventional basement often blocks the construction site for weeks, the Base concept relies on weather-independent industrial prefabrication and cost certainty. All components are delivered to the construction site dry and on time and assembled in just a few hours – two to three times faster than conventional basement constructions. The smooth and “wallpaper-ready” surfaces eliminate the need for expensive plastering work.
Fits under any house
Base basements can be custom-designed and serve as a foundation for all house types.
